Does Your Air Conditioning Unit Have a Safety Float Switch Installed

Does your air conditioning unit have  a safety float switch installed in the drain line? In my previous post I talked about the homemade central air conditioning unit a lady created in her attic. One of the many bad outcomes that could have happened was damage to her ceiling if the drain line of the window air conditioning unit clogged up and the kiddie pool over flowed onto her ceiling.

One thing all home owners could do to prevent flood damage to their homes is to have a safety float switch installed in the secondary drain line of their ac unit. What often happens is debris and algae clog up the line and the water has nowhere else to go except to overflow out of the drain pan. The safety float switch is designed to react to the rising water. When the water reaches a certain level the safety float switch will rise up tripping a switch that shuts off your unit and prevents water damage to your home. Adding a cup of bleach or algae tabs to your drain pan every 1-3 months is also recommended to help keep drain lines clean.

Are You Running Your Air Conditioner Effectively?

Living in Orlando means that you depend on your air conditioner all year long. We depend on our air conditioner to get us through these unbelievably sweltering days and muggy nights. I often think about the days before air conditioning and how people managed to get a good night sleep. My perfect sleeping temperature is 76 and many prefer it much cooler.

As Floridians, we depend on our air conditioners as much as we do our cars. It is a daily necessity. As with all necessities,  it is important to keep it in tip top shape so we do not have to spend a sweat soaked night tossing and turning in misery. Here are some tips to keeping your air conditioning unit functioning at it’s best.

When you are not running your air conditioner effectively, you could pay for it with higher electric bills and maintenance calls.

One big power gobbler is setting your thermostat to 68 degrees once summer hits or 80 in the winter. Your air conditioner will continually run trying to reach these levels. If you want to be more efficient set your thermostat between 76-78 degrees during the summer and 68-70 during the winter.

Speaking of thermostats, is yours working properly? Many times the thermostat will read a higher temperature when your home is actually much cooler. This will make your air conditioner work over time and put unneeded  wear and tear on your unit and increase your power bill. If you suspect a problem with your thermostat, we recommend having a professional calibrate it for you.

Another drain on your air conditioner is the filter. We can’t say it enough, you have to change your filter or clean it (depending on what kind you have) often. At least check it once a month and if it’s dirty replace it. Some homes can go 3 months without cleaning and some will require a once per month cleaning. Your AC needs to be able to circulate the air through your home easily. If the filter is clogged it pulls the efficiency of your air conditioner down.

Lastly, put your air conditioner on a regular maintenance schedule. Your car needs a maintenance schedule to make sure that the fluid levels are right and that all the parts are functioning the way that they should. The same goes for your air conditioner, refrigerant levels need to be checked, the coils need cleaning, and an overall check should be done once per year for your air conditioning unit to function as efficiently as possible.

Hurricane Season 2009

With two hurricanes around the corner, maybe it’s time to start preparing. I know that we are all seasoned at going though hurricanes, but it’s best to not wait until the last minute. So, dig up your Hurricane Survival Kit and make sure that you have all of the necessary items you need to make it through this 2009 season.

First and foremost, make sure that you & your family are taken care of. Board up your house if necessary, or go to a shelter. You can find pet friendly hurricane shelters here.

Check your home for any gas or water leaks. Check all windows and doors to be sure that they close properly. Make sure that you have flash lights & batteries in a easy to access location. Always have with you, first aid kit, drinking water, clean clothes, blankets, battery operated radio, emergency cell phone, and food.

What you should know about your air filter.

To keep your air conditioner in peak efficiency, change out your ac filter every 3 months. If you wait to long to change your air filter, the efficiency of the equipment will deteriorate and the cost of operating your system can increase. While 3 months is a good rule of thumb to go by, it can depend on the type of filter. For example, if you use a very efficient air filter then it might need to be changed every month. If your filter is inefficient then you can replace it every 6 months.

Some things to consider about your air filter. If you suffer from allergies, then a more efficient filter is a better choice. Filters with high MERV ratings or high efficiency ratings will remove more household allergens from the air.

You have one or more household pets.
You have heavy to moderate dust
